(682) 463-1213Commercial Door Repair
A commercial door that won’t open, close, or seal properly creates immediate problems — shipping delays, security gaps, climate control loss, employee safety hazards, and code violations. We provide same-day emergency repair for all commercial door types across DFW.
Our technicians diagnose and repair all major commercial door systems:
- Sectional overhead doors — loading dock doors, service bay doors, warehouse access doors
- Roll-up / coiling doors — service doors, heavy-duty industrial doors, insulated roll-ups
- High-speed doors — fabric, rubber, and metal high-speed doors for production and cold storage environments
- Fire-rated doors — fire-rated sectional and roll-up doors including fusible link and drop-test systems
- Security grilles — retail storefronts, mall entrances, parking structures
- Full-view aluminum doors — restaurant and retail storefront glass panel doors
⚠ If a commercial door is off-track, jammed partially open, or has a broken cable under tension: Do not attempt to operate the door manually or with the operator. Secure the area and call us immediately. Commercial door components carry significantly more force than residential systems.
Spring and Cable Repair
Commercial doors are heavier than residential doors — often 400 to 1,500+ pounds — and their spring systems are engineered accordingly. When a commercial torsion spring or cable fails, the door becomes dead weight and the opening is out of service until the repair is completed.
Commercial Spring Systems
| System | Application | Cycle Rating |
|---|---|---|
| Standard Torsion | Light- to medium-duty commercial doors. Retail back-of-house, small warehouse bays. | 10,000–25,000 cycles |
| High-Cycle Torsion | High-traffic loading docks, service bays, distribution centers. | 50,000–100,000 cycles |
| Duplex / Triplex | Very heavy doors (1,000+ lbs) or extra-wide openings. Multiple springs share the load. | Varies by configuration |
Cable Repair
Lift cables connect the bottom brackets of the door to the cable drums on the torsion shaft. When a cable frays, kinks, or snaps, the door drops unevenly or jams in the opening. In commercial applications, a cable failure under load is a serious safety event. We inspect and replace cables during every spring service — the two components should always be evaluated together.
Signs of Spring or Cable Failure
- Door won’t open or requires the operator to strain visibly
- Door opens unevenly — one side leads the other
- Loud bang heard from the building — a torsion spring breaking under tension
- Visible gap in the spring coil or frayed cable hanging from the drum
- Door slams shut instead of lowering at controlled speed
- Operator motor trips its thermal overload repeatedly
We stock commercial torsion springs and cables on our service trucks in the most common sizes for DFW commercial properties. Most spring and cable repairs are completed in two to four hours depending on door size and access conditions.
↑ Back to topOperator and Control System Repair
Commercial door operators are more complex than residential openers. They handle heavier doors, faster cycle rates, and are connected to control systems that may include keypads, keycards, vehicle detection loops, timers, fire alarm interfaces, and building management system (BMS) integration. When the operator or any part of its control chain fails, the door stops working — even if the door and hardware are fine.
Common Operator Problems We Repair
- Motor failure — operator hums but doesn’t drive the door. Common in units that have been running against binding doors or weak springs.
- Gear and chain/belt wear — trolley operators develop slack, skip, or grind after extended high-cycle use. Jackshaft operators can wear drive gears or sprockets.
- Circuit board failure — erratic behavior, failure to respond to controls, intermittent operation. Often caused by power surges or age.
- Safety device faults — photo eyes, reversing edges, and entrapment protection devices trigger nuisance stops or prevent the door from closing. Required by UL 325 — cannot be bypassed.
- Control interface issues — push buttons, keycards, remote transmitters, vehicle detection loops, or timer controls stop communicating with the operator.
- Limit switch and encoder problems — door travels too far, doesn’t open fully, or reverses at wrong positions.
Operator Types We Service
| Operator Type | Mechanism | Common Applications |
|---|---|---|
| Trolley Operator | Motor drives a trolley along a ceiling-mounted rail connected to the top of the door. Chain or belt drive. | Standard commercial overhead doors in warehouses, service bays, retail. |
| Jackshaft Operator | Motor mounts on the wall beside the door and drives the torsion shaft directly. No ceiling rail needed. | Low-headroom applications, high-lift doors, doors with obstructed ceiling space. |
| Hoist Operator | Heavy-duty motor for very large or very heavy doors. Often with chain reduction or gear drive. | Industrial doors, oversized openings, heavy insulated or fire-rated doors. |
| Coiling Door Operator | Integrated motor inside or beside the barrel of a roll-up door. Drives the curtain directly. | Roll-up service doors, security grilles, fire-rated coiling doors. |
We carry replacement motors, gears, circuit boards, safety devices, remotes, and control components for the most common commercial operator brands on every service truck.
↑ Back to topPanel and Track Repair
Panel Replacement
Commercial door panels take more abuse than residential panels — forklift impacts, pallet jacks, delivery vehicles, and daily wear from heavy operations. A dented or buckled panel doesn’t just look bad — it compromises the door’s seal, insulation value, and structural integrity. If the damaged section binds against adjacent panels or the track, it creates a cascading problem that can take the entire door offline.
We replace individual commercial door panels when the door model is still in production and matching sections are available. For doors that can no longer be matched, we help you evaluate the cost of a full replacement versus adapting compatible panels.
Track Repair and Realignment
Commercial door tracks must handle heavier rollers, faster operation, and more frequent cycling than residential systems. Tracks bend from impact, shift from vibration, corrode in humid or chemical environments, and accumulate debris in industrial settings. Misaligned tracks cause binding, uneven door travel, accelerated roller wear, and door derailment.
Our technicians realign, reinforce, or replace damaged track sections. For doors that have come off the track, we re-seat the rollers, inspect for root causes (bent track, broken roller, cable failure), and verify safe operation before returning the door to service.
Roller Replacement
Commercial doors typically use heavier-duty steel or sealed-bearing nylon rollers rated for higher cycle counts than residential hardware. Worn rollers create noise, friction, uneven travel, and excess strain on the operator motor. We replace worn rollers with the correct load-rated hardware for the door’s weight and cycle requirements.
↑ Back to topDock Equipment Service
Loading dock equipment works in coordination with your overhead doors — when any component fails, the entire dock position goes offline. We service the most common dock equipment alongside door repairs so you don’t need to schedule separate contractors for related systems.
Dock Components We Service
- Dock levelers — hydraulic, mechanical, and air-powered levelers. Lip extension issues, platform leveling, hydraulic leaks, and control malfunctions.
- Dock seals and shelters — foam compression seals, inflatable shelters, and curtain-style shelters. Replacement of torn, compressed, or weather-damaged components.
- Dock bumpers — rubber and laminated bumpers that absorb trailer impact. Replacement when cracked, compressed, or missing.
- Vehicle restraints — hook-style and wheel-based trailer restraints. Mechanical and communication system troubleshooting.
- Dock lights and communication systems — interior and exterior dock lights, red/green signal systems, and interlock controls that coordinate with the door operator.
Not sure if it’s a door problem or a dock equipment problem? We diagnose both during the same service call.
↑ Back to topCommercial Door Maintenance and Tune-Up
Preventive maintenance is the most effective way to avoid unplanned commercial door failures. A loading dock door that jams at 7 AM on a Monday doesn’t just cost a repair bill — it costs a dock position, a shipping schedule, and every hour of labor waiting on the fix. Most of the emergency commercial repairs we perform across DFW could have been prevented by routine maintenance.
We recommend professional maintenance at least twice per year for standard commercial doors, and quarterly for doors cycling more than 25 times per day, doors in cold storage or food environments, and any door connected to a fire alarm or life safety system.
What Our Commercial Tune-Up Covers
- Lubrication of all moving parts — rollers, hinges, springs, bearings, and operator chain or belt — with commercial-grade lubricant rated for North Texas temperature extremes
- Spring tension measurement and door balance adjustment — verified with the operator disconnected
- Roller and hinge inspection — replacement of any cracked, seized, or load-compromised components
- Track inspection and alignment — checked for bends, debris, corrosion, and bracket integrity
- Cable inspection — checked for fraying, kinking, spool alignment, and bottom bracket connection
- Operator service — motor amp draw test, chain or belt tension adjustment, gear inspection, and limit recalibration
- Safety device testing — photo eyes, reversing edges, entrapment protection per UL 325
- Weatherstripping and seal evaluation — bottom seal, side seals, and header seal checked for compression, damage, and gaps
- Hardware tightening — every bracket, hinge bolt, track fastener, and operator mounting bolt checked and tightened
- Fire-rated door testing (where applicable) — drop test, fusible link inspection, governor function check, and written compliance documentation. Free with any service contract — required for code compliance and insurance.
- Full operational cycle test — door cycled multiple times to verify smooth, consistent operation at correct speed
At the end of every maintenance visit, we provide a written condition report listing what was serviced, what was found, and what needs attention — now or in the future. This documentation supports your facility maintenance records and helps you budget for upcoming replacements rather than reacting to emergencies.
Why Commercial Doors Need More Frequent Service Than Residential
A typical residential garage door cycles four to six times per day. A commercial loading dock door or warehouse access door may cycle 25, 50, or 100+ times per day. At that rate, springs fatigue faster, rollers wear out sooner, operator gears and chains stretch, and lubrication breaks down in weeks instead of months. Add DFW’s extreme summer heat — which accelerates lubricant breakdown and thermal expansion stress on springs and tracks — and the case for a regular maintenance schedule is clear.
↑ Back to topCommercial Service Contracts
For businesses with multiple doors, high-cycle operations, or compliance requirements, a service contract ensures your doors are maintained on a consistent schedule — without relying on someone remembering to call. We currently provide contract-based maintenance for commercial properties across DFW including retail chains, distribution facilities, and multi-location operations.
Service contracts are structured around your facility — not a one-size-fits-all plan. We build each contract based on your number of doors, door types, cycle frequency, compliance requirements, and budget. Every contract includes scheduled preventive maintenance visits and priority emergency response.
What’s Included in a Service Contract
| Feature | Details |
|---|---|
| Scheduled Preventive Maintenance | Semi-annual, quarterly, or monthly visits depending on your door count and cycle volume. Full tune-up at every visit per the checklist above. |
| Priority Emergency Response | Contract customers are moved to the front of the scheduling queue for emergency repairs. Same-day response for critical failures. |
| Written Condition Reports | Detailed documentation after every visit — condition of each door, work performed, upcoming replacement recommendations, and photo documentation when relevant. |
| Parts and Labor Pricing | Pre-negotiated parts and labor rates locked for the contract term. No surprise pricing on emergency calls. |
| Compliance Documentation | Fire door drop-test records, safety device test logs, and maintenance history formatted for inspection and audit requirements. |
| Single Point of Contact | Dedicated account contact who knows your facility, your doors, and your operational schedule. |
Who Benefits Most From a Service Contract
- Multi-door facilities — warehouses, distribution centers, and manufacturing plants with 5 or more commercial doors
- Retail and restaurant chains — multi-location operators who need consistent service standards across all sites
- Property management companies — commercial landlords managing doors across multiple tenant spaces
- Food and pharmaceutical facilities — operations with FSMA, FDA, or GMP compliance requirements for door maintenance documentation
- Any business where a door failure means lost revenue — if a jammed dock door costs you more per hour than a maintenance contract costs per year, the math is straightforward
To discuss a service contract, call us or request a site visit. We’ll walk your facility, inventory your doors, and build a proposal within one week.

The sales representative showed up on time, and the price was comparable to the other estimates we received. We had the complete door and opener replaced, and everything works great. The installers were easy to work with and hauled off the old door and opener. The only reason I’m not giving five stars is because the wiring by the opener wasn’t neatly tied up and zip-tied as shown in the pictures. Overall, I would recommend this company and would definitely use them again.Posted on Teara Jones18 February 2026Trustindex verifies that the original source of the review is Google.
